New generation office seeks ambitious tenant

An exciting opportunity has arisen for businesses across Scotland and beyond to lease state-of-the-art new office accommodation located in the small market town of Keith in Moray, in the north east of Scotland.

The two-storey office, built on the site of a derelict hotel which had to be demolished, makes a dramatic, modern architectural statement. It is of steel framed construction with a part pitched, part flat, slate roof and external facing block walls on a timber frame. The front elevation has timber cladding and patent glazing. Inside, the high specification accommodation is split over two floors and comprises a reception area and open plan office area on the ground floor with another open plan office area, server room, conference room and kitchen on the first floor.

Keith is strategically located on the main A96 trunk road, mid-way between Inverness and Aberdeen with only around an hour's drive to either city.
Aberdeen airport has access to UK and European routes while Inverness offers daily flights to various major UK destinations. Keith is also linked by train to both cities and also to Glasgow and Edinburgh.

Although only a small community with a 5,000 strong population, Keith can draw on a workforce from the surrounding area.  The wider district has a population of around 9,600 and only 20 miles distant is Elgin with a population of around 31,000. The population in Moray as a whole was recorded at 88,120 two years ago. The region also enjoys a relatively crime-free reputation with crime figures some 50 per cent lower than in Scotland as a whole. House prices also tend to be lower than elsewhere in Scotland.
